Building History

Built in 1932 as the United States Immigration Station and Assay Office, this historic structure once processed, detained, and decided the fates of thousands of immigrants. Inside, the building still echoes with the past — original tiles, narrow hallways, and even former jail cells remain. But today, those same rooms are home to a community of local artists and a wide range of private offices. From the early enforcement of the Chinese Exclusion Act to detentions following 9/11, the building holds a complex legacy that’s now honored and shared through installations, oral histories, and a permanent exhibit curated by the Wing Luke Museum. The building closed in 2004, and reopened as Inscape Arts in 2010. With guidance from the local immigrant community, it was reimagined as a hub for artists, makers, and small businesses. Here, the past and future sit side by side — inviting reflection, innovation, and inspiration.

The Studio features a private full bathroom with a shower, sink, and toilet, offering added convenience and privacy. Located directly across from one of the building’s shared patio spaces, the Studio also benefits from natural airflow and easy access to fresh air.

Current Lease & Monthly Costs

This opportunity is a lease takeover/assumption of the current lease, which runs through February 28, 2027.

Security Deposit: $1,409
Facilities Fee: $79/month
Building WiFi: Included at no additional cost
Optional Secured Parking: $95/month

At the end of the current lease term, there will be an option to renew at the prevailing market rate for the Studio.

Tours & Availability

Studio 223 is currently tenant occupied, so photos are not available at this time. Due to an ongoing summer program, prospective tours will be coordinated directly with the current tenant. We are happy to help arrange a convenient date and time, after 3:00 PM Monday - Friday, for a private viewing with the tenant.

Lease Takeover Requirements

To qualify for the lease takeover, prospective residents must:

Demonstrate monthly income of at least 3x the monthly rent
Have a satisfactory credit score
