What is the difference between a WORKloft and an office building?

Most office buildings rent out in increments of square footage, starting at 1000sq and up. Our WORKlofts are smaller and rent by the space, not the square foot, giving options to companies that are not in need of a full wing. We offer a minimum of a 1 year lease, whereas most office buildings require a minimum of a 3 year lease term. Our company does not charge for NNN, which means you have no added on extra cost for Property Tax, Building Insurance and Common Area Maintenance.

How do you determine how big of a space you need? Can multiple people fit comfortably in one loft?

On site we have several different sized WORKlofts already set up for demonstration purposes. Visiting our site and checking out our spaces will best assist you in determining how much space you would actually need.
  • One of our smaller sized offices, is approximately 200 sq ft and will easily accommodate a desk (30x60), 1 Task Chair, a Guest chair, an Easel with an artist’s stools, a lateral file cabinet (approx 5’L), and 2 area rungs ( approx. 5’x8’).
  • What we call our 1 person artists unit is between 150 sq ft and would easily accommodate a desk (30x60), 1 Task Chair, a Guest chair, a lateral file cabinet (approx 5’L) and 1 area rug(approx. 8’8’).
  • A Good sized 2 person office unit runs approx. 250sqft and would easily fit 2 desks, 2 task chairs, a small sofa/ love seat or lounge chair, a side table and a 6 foot long file cabinet or storage locker.
  • We have 40 different sizes available for viewing. For larger spaces, WORKlofts with adjacent walls can be combined while space is still available.

Can I get mail? What happens if I have a package dropped off?

Each loft is assigned its own mail box, only the tenant and the mail carrier will have keys to these boxes. Our mail room has a parcel box for over sized packages to be delivered to, once locked, the mail carrier will leave the key to the large drop box in your personal mail box. For bigger orders, we do require tenants to be onsite and personally key in the delivery man.

Does the unit have to be put back to its original condition upon move out?

Yes, every WORKloft is in its most vanilla form upon move in and must be returned to the same condition upon move out.

Is the building set up in such a way that you can see customers or clients?

While our buildings are not permitted for retail use, guests and clients are always welcome if permitted by a tenant. On the outside entrance there is a call box that a code can be punched into, equipped with a full directory of our tenants. After getting buzzed in, a guest can open the front door, access the elevator and walk into the upper elevator lobbies. Once in the lobby, the WORKloft tenant would have to personally let them into their hallway and WORKloft space.

What activities are not allowed in Urban WORKlofts?

We do not allow any activity that is prohibited by law or city regulations, or that may harm the facility, tenants, staff or neighboring businesses. These activities include but are not limited to auto repair, welding, home brewing/distilling, etc.

Will I have access to water? Does any unit have a sink?

Individual units do not have personal sinks, however there are sink and work clean up areas located on every floor, separate from the bathroom and wash areas. Our facility also provides its tenants with both men and women’s restrooms, shower rooms and filtered drinking fountains on each floor.

Am I charged separately for cable, internet, and phone service or are they included in the rent?

All of our units are pre wired with outlets, multiple phone lines, cable, internet and can be set up privately through Qwest or Comcast. Wi-Fi is available free throughout the building.

Can I make noise? Can I play music?

Urban WORKlofts are open 24 hours a day, 7 days a week. You can work, talk or play at any hour of the day. At Urban WORKlofts we like to get to know our tenants and ask the right questions before choosing a space that would best fit their needs. We group similar businesses together in order to avoid disturbances. If you have a problem with a noisy neighbor, simply speak with one of our management staff about your concern and your problem will be resolved in an efficient manner. Please note that WORKlofts are NOT designed for rehearsal/gig space and live music is not permitted.

How much is my space?

At Urban WORKlofts we charge by space, not by square foot. Each price is determined by the floor, view, and layout and optional inside décor.

Is there a damage deposit?

Yes, you do pay a damage/security deposit upon move in. The price of this deposit is $250.00 and that amount can hold a WORKloft for up to 30 days.

Does the facility have parking? Is parking free? Do guests have parking options too?

Our facility offers two gated, lit and secure, indoor parking garages. These are free to WORKloft tenants as well as their clients and guests.
